For nearly two decades, we’ve refined a design-build approach that puts people first. Our process is built on partnership, guided by transparency, and strengthened by innovation — helping you navigate every step with clarity. Together, we’ll create a space that serves your needs today and supports your growth for years to come.
1. Vision Casting
After our initial connection, we’ll schedule a focused Vision Casting session (about 1–2 hours). This is where we listen well and align your mission, needs, budget, and timeline so we’re all rowing in the same direction. When helpful, a site visit can be included before or after the session to ground the conversation in your space.

2. Workshop
Next, we’ll schedule a deeper Workshop session (about 3–4 hours). This is where we bring the architect into the conversation, explore how your vision translates into space, and test ideas against real-world factors like budget, site conditions, and future growth. Together, we shape a feasible plan that sets the stage for construction.

Budget review, programming needs, existing property evaluation, schedule overview, and planning needed surveys. Next steps include a test-fit plan, beginning schematic design (floor plans, ceiling and 3D exterior sketches, site layout), and preparation of a preliminary budget.

Early drawings you can react to + an initial cost model, so decisions are grounded in reality.
3. Construction
Where your plans take shape. Our team oversees every detail — from scheduling and coordination to quality and safety, ensuring your project is delivered on time, on budget, and built to last.

We keep communication open with weekly updates, progress photos, and lookahead schedules so you always know what’s happening on site. No surprises — just full transparency from start to finish. This systematic approach reflects two of our core values, Trust and Listening. Before reports are shared with the owner team, they’re reviewed by our project management group and distributed through a shared project file to keep everyone aligned.

We track costs closely, address challenges early, and look for value opportunities along the way — always protecting your resources while delivering the space you envisioned. We do this by monitoring multiple pricing points through design and reporting how the budget is trending, with adjustments made as needed. This is also when we explore value engineering options to maximize quality and savings.
